Outside:  make sure the yard is green or landscaped out that has a front area appeal. This just means regular landscaping handled. Mulch does wonders!

Inside:  Fast fixes anyone can do!

Replace all receptacle/light switch covers with white, they all need to match. Do not use Ivory, they just look dirty.

Paint: This may seem like a higher expense; this sets up the property for the lifetime of the rental. Make sure all walls are a neutral color:  The most popular white is Swiss Coffee with Pure White to accent doorways/baseboards and doors. Something that can also be painted quickly during a turn to not need additional cost to you. Keep in mind paint has a life cycle. As an owner you cannot charge a full paint it is prorated based on its lifespan unless it is resident damage. Walls should be done in eggshell and semi gloss in bathrooms and kitchen.

Blinds:  Vertical blinds are only for sliding glass doors and always order a dozen more replacement vanes as they break easily and are harder to color match over the years. For windows: a 2” faux white wood blind adds immense value and can even get you $50/month more! Mini blinds are considered dated and break easily.

 Clean out that garage, no one wants to use the items left behind and sometimes they make renters think there are issues with the property.

Carpet: The highest value you can get is on a great vinyl planking. Not only does it wear for a long time, but planks can also be replaced easily if damaged. If replacing does not replace carpet, spend a little more on the planking.

Appliances you do not need to upgrade or replace:  Refrigerators, Washers and Dryers. Hook Ups are great and do not lose return on investment for the single-family investment owner.
